Background 

Bull Bridge Mead is a development of eight modular homes in Halstock, Dorset.  

The landowners, a local couple who wanted to give young a people a chance to get on the property ladder and stay in the village, approached Magna Housing to deliver an affordable homes scheme. 

Rollalong has partnered with Magna Housing and the South West Procurement Alliance to address the housing crisis in the South West, with the objective to build nearly 1,000 modular homes between 2022 and 2025. 

The partners are committed to accelerating the delivery of modular homes in the UK using offsite manufactured, precision-engineered techniques to deliver homes in the area while modernising and speeding up the process. 

Design and delivery 

During the design of the homes, we took an innovative approach to make sure the houses honour the existing urban environment and incorporate traditional features to ensure that the development blends in with its surroundings. One of the homes has also been personalised and extended with a utility room for the former landowner. 

The development consists of: 

• One two-bedroom home and one three-bedroom home for shared ownership 
• Two one-bedroom homes, one two-bedroom home and three three-bedroom homes for rent 

Our four-module solution enables us to deliver housing in challenging rural locations and on sloping or space-limited sites. Combined with the steps and staggers configuration, this provides greater fire safety and improved acoustics because of the enhanced structure of the homes. 

These homes are net zero carbon ready, supporting the government’s objectives of delivering net zero carbon homes by 2050. They are cheaper to run than traditionally built homes, with better insulation and more efficient heating. 

After a 12-week construction programme, all the homes are now complete and residents have moved in. 

Biodiversity 

We are keen to make sure that all our new developments are built with biodiversity in mind, so the following actions are planned to help encourage the local ecosystems surrounding Bull Bridge Mead: 

• seeding one of the grass areas with a species-rich mix 
• installing a dormouse box on one of the trees on the site 
• one bat or bird box for every two homes 
• at least two ‘bee and bug’ bricks per home 
• one hedgehog hole in the garden fencing 
• shrubs will be planted, 75% of which will be wildlife friendly 

We will also be moving a large hedgerow elsewhere on the site to keep the habitat connectivity needed for dormice and bats to thrive, as well as installing a new native species-rich hedgerow to link to it.

Bull Bridge Mead won the Modern Methods of Construction Award at the Constructing Excellence South West Awards in Bristol in July 2023.
