Background

Grovelands Park in Wokingham is a development of temporary accommodation for homeless families. Rollalong has delivered 23 two-bedroom modular homes to the site, replacing existing outdated temporary accommodation.

The modular homes will allow more families to be housed safely and comfortably while they wait for somewhere to live permanently.

All councils are required to provide temporary emergency housing for homeless families with children or families and individuals who are vulnerable until they find a settled home. Rollalong worked with Wokingham Borough Council to help it achieve this.

Design and delivery

The old units on the site were originally built as holiday homes and not intended for long-term occupation.

The new two-bedroom modular homes have an open-plan lounge, dining room and kitchen. One has been specially adapted for households with people who have disabilities.

The new homes have modern and reliable heating systems and are highly insulated which will prevent pipes from freezing in winter, reduce heating costs and limit their carbon footprint. They are all EPC A-rated so they will be far more energy efficient than the old units.

The modular homes were delivered across multiple phases. The installation was challenging as the nearby school creates additional traffic, but we ensured our operations took account of the school’s key drop-off and pick-up times to create minimal disruption.

Social value

The development of these new homes will ensure that homeless families and vulnerable people are housed comfortably in fully furnished, modern accommodation until they find a settled home.

The construction process also reduces any environmental impact as it uses less energy, reduces waste and creates less disruption to residents, thanks to fewer deliveries to site over a shorter period of time.

Outcomes

This project won the Best Residential Development award and was highly commended in the Best Low Carbon Project category at the Royal Berkshire Property Awards. It was also shortlisted in the Offsite Innovation of the Year category at the London Construction Awards.
