Introduction

Corsley Heath is a development of eight high-quality modular homes delivered for Wiltshire Council using modern methods of construction. The scheme comprises a mix of six houses, as well as two fully accessible bungalows, offering both social rent and shared ownership tenures.

Rollalong built these modular homes off-site at our Dorset manufacturing facility before transporting and installing them in Corsley Heath, a village located between Warminster and Frome. The project demonstrates how modular construction can deliver affordable, energy-efficient housing that complements the local character while minimising disruption to the surrounding community.

The Challenge

Wiltshire Council sought to meet local housing needs by providing affordable homes quickly and sustainably, without compromising on quality or design.

The goal was to produce homes that were both environmentally responsible and cost-effective, while maintaining the appearance and durability typically associated with traditionally built housing.

The Solution

Rollalong manufactured the homes as 30 modules within our controlled factory environment in Dorset. This off-site approach ensured consistency, quality, and minimal waste. We delivered the modules to the site fully fitted with kitchens, bathrooms, and service installations, allowing for swift assembly and reduced site time.

Each home meets the Nationally Described Space Standard (NDSS) in full and is designed for net-zero operational performance, featuring all-electric heating systems powered by air source heat pumps. High levels of insulation and airtightness reduce energy use and running costs, providing residents with warm, efficient homes.

Architecturally, the development has been designed to reflect the rural surroundings of Corsley Heath. The facades combine brick slip and render finishes arranged in soft, banding patterns inspired by nearby Victorian cottages. Sustainability measures such as electric vehicle charging points, bat and bird boxes, and low-carbon materials further enhance the environmental credentials of the scheme.

The scheme achieves excellent energy performance and supports Wiltshire Council’s ambition to deliver sustainable, affordable housing at pace. Its mix of social rent and shared ownership homes helps foster a diverse and inclusive community, while the modular approach ensures high build quality and long-term durability.

Overview

The prestigious residential development at West Ashling represents a significant step for Newship Group as its first land-led housing project. As a developer investing in its own product, the company is committed to delivering high-quality, sustainable homes that not only meet local housing needs but also respect the unique and sensitive environment of the South Downs National Park (SDNP). This project showcases the benefits of modern methods of construction (MMC), utilising modular offsite construction to deliver 17 low-carbon homes with exceptional quality and efficiency.

The Challenge

The South Downs National Park planning authority has high aspirations for design quality, demanding developments that are both contemporary and sympathetic to the landscape. Furthermore, there was a recognised shortage of modest new homes in the western sector of Chichester, highlighting a need for well-designed, sustainable housing options.

The Solution

As part of Newship Group’s vertically integrated approach, the West Ashling development benefited directly from the specialised modular construction expertise of its own company, Rollalong. A market leader in this field, Rollalong’s Dorset-based facility utilised their advanced light-gauge steel volumetric system to manufacture the homes offsite, enabling significant advantages:
  • Low-Carbon Footprint: The modular construction achieved a significant 39% reduction in CO2 emissions, exceeding Part L requirements and aligning with its commitment to sustainability.
  • High-Quality Design: The development features simple, contemporary architecture using high-quality materials and bespoke finishes that are sensitive to the location and meet the stringent design expectations of the SDNP planning authority. The SDNP even promotes the approved scheme on their website as an exemplary model of contemporary design within the National Park.
  • Efficiency and Speed: Offsite construction significantly reduced the on-site build program. All 17 homes were installed within an impressive two-week timeframe, minimising disruption and noise for residents.
  • Quality Assurance: Modular buildings are precision-engineered in controlled factory conditions, adhering to a ‘right first time’ philosophy that guarantees a high-quality and consistent product.
  • Meeting Housing Needs: The development provides a mix of eight market dwelling houses and nine affordable tenure houses and apartments (a combination of affordable rent and shared ownership), directly addressing the local housing shortage.

Background

Grovelands Park in Wokingham is a development of temporary accommodation for homeless families. Rollalong has delivered 23 two-bedroom modular homes to the site, replacing existing outdated temporary accommodation.

The modular homes will allow more families to be housed safely and comfortably while they wait for somewhere to live permanently.

All councils are required to provide temporary emergency housing for homeless families with children or families and individuals who are vulnerable until they find a settled home. Rollalong worked with Wokingham Borough Council to help it achieve this.

Design and delivery

The old units on the site were originally built as holiday homes and not intended for long-term occupation.

The new two-bedroom modular homes have an open-plan lounge, dining room and kitchen. One has been specially adapted for households with people who have disabilities.

The new homes have modern and reliable heating systems and are highly insulated which will prevent pipes from freezing in winter, reduce heating costs and limit their carbon footprint. They are all EPC A-rated so they will be far more energy efficient than the old units.

The modular homes were delivered across multiple phases. The installation was challenging as the nearby school creates additional traffic, but we ensured our operations took account of the school’s key drop-off and pick-up times to create minimal disruption.

Social value

The development of these new homes will ensure that homeless families and vulnerable people are housed comfortably in fully furnished, modern accommodation until they find a settled home.

The construction process also reduces any environmental impact as it uses less energy, reduces waste and creates less disruption to residents, thanks to fewer deliveries to site over a shorter period of time.

Outcomes

This project won the Best Residential Development award and was highly commended in the Best Low Carbon Project category at the Royal Berkshire Property Awards. It was also shortlisted in the Offsite Innovation of the Year category at the London Construction Awards.

Background 

Bull Bridge Mead is a development of eight modular homes in Halstock, Dorset.  

The landowners, a local couple who wanted to give young a people a chance to get on the property ladder and stay in the village, approached Magna Housing to deliver an affordable homes scheme. 

Rollalong has partnered with Magna Housing and the South West Procurement Alliance to address the housing crisis in the South West, with the objective to build nearly 1,000 modular homes between 2022 and 2025. 

The partners are committed to accelerating the delivery of modular homes in the UK using offsite manufactured, precision-engineered techniques to deliver homes in the area while modernising and speeding up the process. 

Design and delivery 

During the design of the homes, we took an innovative approach to make sure the houses honour the existing urban environment and incorporate traditional features to ensure that the development blends in with its surroundings. One of the homes has also been personalised and extended with a utility room for the former landowner. 

The development consists of: 

  • One two-bedroom home and one three-bedroom home for shared ownership 
  • Two one-bedroom homes, one two-bedroom home and three three-bedroom homes for rent 

Our four-module solution enables us to deliver housing in challenging rural locations and on sloping or space-limited sites. Combined with the steps and staggers configuration, this provides greater fire safety and improved acoustics because of the enhanced structure of the homes. 

These homes are net zero carbon ready, supporting the government’s objectives of delivering net zero carbon homes by 2050. They are cheaper to run than traditionally built homes, with better insulation and more efficient heating. 

After a 12-week construction programme, all the homes are now complete and residents have moved in. 

Biodiversity 

We are keen to make sure that all our new developments are built with biodiversity in mind, so the following actions are planned to help encourage the local ecosystems surrounding Bull Bridge Mead: 

  • seeding one of the grass areas with a species-rich mix 
  • installing a dormouse box on one of the trees on the site 
  • one bat or bird box for every two homes 
  • at least two ‘bee and bug’ bricks per home 
  • one hedgehog hole in the garden fencing 
  • shrubs will be planted, 75% of which will be wildlife friendly 

We will also be moving a large hedgerow elsewhere on the site to keep the habitat connectivity needed for dormice and bats to thrive, as well as installing a new native species-rich hedgerow to link to it.

Bull Bridge Mead won the Modern Methods of Construction Award at the Constructing Excellence South West Awards in Bristol in July 2023.

[/et_pb_text][/et_pb_column][/et_pb_row][/et_pb_section] Background This new development of modular homes on Eddison Avenue in Dorchester has been completed as part of our partnership with Magna Housing to deliver almost 1,000 new homes in the South West. The homes are a short walk away from Dorchester town centre, which has lots of local amenities, supermarkets and two train stations. The development comprises four homes that have been installed on a disused former garage site; the houses are terraces and stepped back to follow the contour of the land. Design The four new modular homes comprise:
  • A two bedroom home a three-bedroom home for shared ownership
  • A one-bedroom home and a three-bedroom home for social rent
The one, two and three-bedroom homes feature a brick slip system and a standard truss roof with concrete tiles. All the homes also come with a garden and allocated parking. As this development is located amongst established properties, our new homes were designed to fit in with the surrounding buildings while improving the appearance of the site. Delivery Access to the former garage site behind Eddison Avenue was challenging because of the particularly narrow access roads, but our skilled installation team overcame all the obstacles and achieved a very smooth installation and completion of this development. Since completion, tenants have already moved into these new homes. Biodiversity We are keen to make sure that all our new developments are built with biodiversity in mind, so the following actions are planned to help encourage the local ecosystems surrounding Eddison Avenue:
  • planting a large, canopied tree and one fruit tree
  • providing one bird box and bat box for every two homes
  • using two ‘bee and bug’ bricks for every home
  • wildlife friendly shrub planting, 50% of which will be native species
  • hedgehog holes in garden fences

The new development will be called St Aldhelm’s Place; in 705 the Diocese of Wessex was split between Sherborne and Winchester, and King Ine founded an abbey for St Aldhelm, the first Bishop of Sherborne, which covered Dorset, Somerset and Devon. Sherborne is a historic market town in north Dorset, situated on the River Yeo on the edge of the Blackmore Vale approximately six miles east of Yeovil. According to Rightmove, the average price of properties in Sherborne was £452,367 in 2021-22, which makes buying a home unaffordable for many local people. Shared ownership is therefore a good way for people to get on the property ladder. Similarly, the average monthly rent for a three-bedroom house is at least £1,000 per month in Sherborne, which is unaffordable for many people. Some of these new homes will be let at a social rent in keeping with Magna’s ethos, enabling people to rent homes in their local area. Partnership Rollalong teamed up with Magna Housing, Wiltshire Council and the South West Procurement Alliance (SWPA) to address the housing crisis in the South West. Through the SWPA’s Offsite Construction of New Homes framework the objective is to build nearly 1,000 new modular homes between 2022 and 2025. The partners are committed to accelerating the delivery of modular homes in the UK, using offsite manufactured, precision-engineered techniques to deliver much needed homes in the local area, as well as modernising and speeding up the overall process. The development of these new homes, designed with the end user in mind, supports the local economy by employing local people and using local suppliers. The construction process also reduces any environmental impact as it uses less energy, reduces waste and creates less disruption to local residents, thanks to fewer deliveries to site over a shorter period of time. Design & delivery The development of 15 modular homes comprises three two-bedroom homes and three three-bedroom homes for shared ownership and four one-bedroom homes, four two-bedroom homes and one three-bedroom home for rent. This initial development is part of phase one of 46 modular homes. Work was completed in January 2023 and the homes are now fully occupied. Biodiversity Magna Housing is keen to ensure that all its new developments are built with biodiversity in mind, so the following actions are planned to encourage the local ecosystems surrounding McCreery Road:
  • nesting habitats provided by planting native woody shrubs and trees
  • habitat creation to include at least 50% native species
  • one bird and bat box for every two homes
  • two ‘bee and bug bricks’ for every home
  • wildlife-friendly shrub planting
  • hedgehog holes at the base of garden fences
  • wildflower meadow sown along the boundary with the allotments

Background

Rollalong is working with housing association Magna Housing to increase the availability of affordable, high-quality homes in the South West.

Woodland Way in the village of Chickerell near Weymouth is one of the first small housing schemes to be completed for Magna Housing as a result of this partnership approach. The development comprises two Bramble type semi-detached three-bedroom homes for five people for shared ownership.

Partnership

Rollalong has teamed up with Magna Housing, Wiltshire Council and the South West Procurement Alliance (SWPA) to address the housing crisis in the South West. Through the SWPA’s Offsite Construction of New Homes framework the objective is to build nearly 1,000 new modular homes between 2022 and 2025.

The partners are committed to accelerating the delivery of modular homes in the UK, using offsite manufactured, precision-engineered techniques to deliver much needed homes in the local area, as well as modernising and speeding up the overall process.

Design

This small development comprises two three-bedroom semi-detached homes, each made up of eight modules manufactured in Rollalong’s factory in Dorset and installed on site in around 11 weeks.

Each house features a kitchen/diner with built-in oven, hob and extractor hood, a living room, a bathroom with shower, bath and shower screen, a private rear garden with a shed, tandem parking, floor covering throughout and an NHBC Accepts building warranty for a modular home.

The homes are from the Magna portfolio designed for manufacture by Rollalong to ensure a product led mind set, championing high quality, energy efficiency, design flexibility and consumer choice.

Location

Chickerell is a small village which benefits from a range of amenities including a supermarket, a coffee shop and a post office. The seaside town of Weymouth, with its beautiful sandy beach, coastline and harbour along with a range of shops and restaurants, is four miles away.

Background

Barton Gardens is the first development we’ve completed in partnership with Magna Housing. Sherborne is a historic market town in North Dorset, approximately six miles east of Yeovil. Average property prices in 2021/2 were £452,367, which meant many people are unable to afford to buy their own home. Shared ownership is an excellent way to get on the property ladder. Likewise, the monthly rent for a three-bed house in Sherborne is at least £1,000 per month, which is similarly unaffordable for many people; two of these new homes are let by Magna Housing at a social rent which enables local people to rent within their existing area.

Design

Barton Gardens comprises one three-bedroom home for shared ownership and two three-bedroom homes for affordable rent. The three homes are constructed from 12 modules manufactured offsite, with an external faced render system and good sized gardens with a shed and patio area. They are located behind existing properties in Barton Gardens and have transformed a garage site into a striking terrace, complete with landscaping and a parking court.

The homes are from the Magna portfolio designed for manufacture by Rollalong to ensure a product-led mind set, championing high quality, energy efficiency, design flexibility and consumer choice. They are Bramble house types for five people featuring three bedrooms and form part of our proof of concept phase on our homes.

Delivery

These new homes form part of our phase one programme of 46 modular homes. Fifteen homes are currently under construction at McCreery Road in Sherborne, eight homes are being built at Bull Bridge Mead in Halstock, and four more are being built on Eddison Avenue in Dorchester. Two homes have recently been completed at Woodland Way in Chickerell.

Using modern methods of construction (MMC) Rollalong can almost halve the time required for a development compared to traditional building methods.

Background

Painter House and Peter House was a brownfield development for Tower Hamlets Community Housing to provide high-quality social housing accommodation in 24 one-bedroom and 14 two-bedroom attractive flats.

Design

The L-shaped residential building was constructed using 76 modules that cascade from five storeys down to two storeys on a concrete podium. Painter House consists of shared ownership apartments while Peter House provides general need rental apartments. The ground floor is used as office space by Tower Hamlets Community Housing.

Delivery

Hill Partnerships provided the groundworks, podium, external cladding, carpeting and white goods

for the shared ownership flats. Rollalong designed, manufactured, installed and commissioned the modules. The design used two basic flat types with integral balconies and walkways.

Two modules create a two-bedroom flat, comprising a master bedroom, bedroom two, bathroom, kitchen and spacious living room with balcony in a floor area of 56m².

Two modules create a one-bedroom flat, which comprises a master bedroom, bathroom, kitchen and living room with balcony in a floor area of approximately 43.5m².

Reducing disruption

The modules were installed over three weeks at times to suit the traffic on one of London’s busiest roads. Minimal on-site labour, storage and equipment were required, and as a result noise and disruption to local residents was kept to a minimum as a result.

Rollalong building system

Rollalong’s building system is designed as a self-supporting system up to seven storeys with additional height available by the introduction of enhanced structural elements. The design of the building system maximises production efficiencies and maintains close tolerances. The result is a high-quality and durable building that is compliant to Building Regulations and the relevant British Standards.

BeFirst, a regeneration company owned by the London Borough of Barking and Dagenham, is committed to Government initiatives to build high-quality homes more quickly using modern methods of construction (MMC).

This residential project represents the first in a series of schemes that will provide Barking with a future delivery model that can be used on many of their similar sites. The project delivers affordable homes for social rent and consists of one, two and three-bedroom homes, including disabled provision.

Design

The design is optimised to benefit from the efficiencies of modular manufacturing and is based on a light gauge steel offsite manufacturing system that Rollalong has been using for the past 15 years in their factory in Dorset.

The tried and tested system was adapted to work with the needs of the London residential housing market and delivers London Housing Guide and Lifetime homes compliant affordable living accommodation.

Rollalong were appointed on a design and build turnkey basis following a PCSA stage to develop the brief and final price. Our team engaged with London-based architects astudio to assist in the design brief in collaboration with BeFirst, prepared the full design and submitted it for planning approval. The site had particular challenges including soil conditions resulting in a piled foundation, hydrocarbons requiring a membrane and flood risk, all of which had to be considered in the design process.

Completion

Our design incorporated 32 standardised light gauge steel framed modules to form 13 one, two and three-bedroom apartments that met London Housing Space Standards, complete with communal access areas, passenger lift, plant room, and cycle and bin stores. The apartment building was installed in one week by our dedicated in-house installation division which is unique in the industry.

Rollalong worked with the client to establish and implement a strategy to gain a Secured by Design Gold award for the project.

Pre-completion testing of the building showed impressive results for both acoustic and air permeability. Acoustic results were around 10db less than required by building regulations and an air permeability target of 4 (m3/(h·m2) @ 50Pa) was almost halved in conjunction with a custom-designed air management system.
