Using modern methods of construction (MMC) we have delivered a three-storey apartment block that features six spacious and energy-efficient apartments for our client Be First, the development arm of Barking and Dagenham Council.
The modules are manufactured in our factory in Dorset before being transported to the site.
Our new photos show the exterior of the building as well as inside one of the
finished apartments.
We have previously completed 13 modular homes on Sugden Way in Barking for the same client.
By the time the developments are complete we will have manufactured a total of 64 modules in environmentally friendly, factory-controlled conditions to create low-energy, high-quality, affordable modular homes for the people of Barking and Dagenham.

We’re making good progress on site at our second location in Barking, Mellish Close.
In January we completed a four-storey apartment block comprising 13 affordable apartments on Sugden Way for Be First, the development arm of Barking and Dagenham Borough Council.
Now we’re again using modern methods of construction (MMC) to deliver a three-storey apartment block featuring six spacious and energy-efficient apartments on Mellish Close.
The homes are being manufactured as modules at our factory in Dorset before being transported to the site. They should be installed in July/August and we aim to complete the development in early 2022.
Our images show the preparatory groundwork on site, where the concrete floor slab for Austin House is now in place.
By the time the developments are complete Rollalong will have manufactured a total of 64 modules in environmentally friendly, factory-controlled conditions to create low-energy, high-quality, affordable modular homes for the people of Barking and Dagenham.

We’re pleased to announce that we’ve completed our latest turnkey residential project, delivering 13 new modular council-owned homes in Barking, East London.
We manufactured the new homes at our factory in Dorset and installed them on Sugden Way in Barking as part of a development managed by Be First for Barking and Dagenham Council. The development is our latest successful housing project, but we also specialise in manufacturing buildings offsite for the defence, health and education sectors.
“We’re extremely pleased to have completed this residential scheme which now provides a range of high-quality, affordable homes for people in Barking and Dagenham,” said Construction Manager Clive Harris (pictured right on site with Elliot Fenwick, Senior Site Manager).
“Like many parts of the UK, Barking and Dagenham suffers from a shortage of housing, and our modular approach offers local authorities a chance to address this shortfall in around half the time of a traditional build.
“Modular offsite construction also significantly reduces disruption to the neighbouring properties during the project.”
Be First Construction Manager Sam Parry said: “We’re really pleased to say that in spite of the coronavirus we’ve delivered 13 new affordable homes for the council in a fraction of the time a traditional build would take.
“More importantly, the standard is excellent, which means top-quality new homes for local people that will stand the test of time.”
The new homes include a one-bedroom flat, eight two-bedroom flats and four three-bedroom flats.
The modules were transported to the site and lifted into position and connected together over a five-day period, after which the internal and external finishing process commenced.
Internal finishing times on site were greatly reduced as the modules were approximately 80% complete before they were installed.
Sugden Way is the first of two developments we’re creating in Barking and Dagenham; we will also be delivering a three-storey apartment block featuring six individual apartments at Mellish Close.

The Leader of Barking and Dagenham Council described 13 new modular council owned homes delivered by Rollalong in Barking as “marvellous” following a tour of a show flat this week.
Councillor Darren Rodwell said: “There’s a myth that modular homes are just a cheap type of prefab, but from what I have seen here today at Sugden Way, nothing could be further from the truth.
“These new flats look absolutely marvellous and will provide well built, top-quality homes for local people.”
The new homes were manufactured in a controlled manufacturing environment in our factory in Dorset and are being installed in Sugden Way, Barking, as part of a development managed by Be First for Barking and Dagenham Council.
“At Be First we’re embracing the latest technology to build top-quality new homes fast and deliver them at rents the people of Barking and Dagenham can afford,” said Iain Ferguson, Commercial Director at Be First.

The process provides a high-quality building with excellent energy efficiency while minimising disruption to the local environment during the construction process. The façade of the building was constructed traditionally in brick to match similar buildings in the area.

Our team is working hard to complete a development of 13 modular homes on Sugden Way in the London borough of Barking and Dagenham.
The development, which is being delivered in partnership with Be First, the council’s pioneering regeneration company, is due to be completed at the end of October.
Scaffolding has now been removed, balconies have been erected to the front and the rear of the four-storey building and internal works are in the final stages of completion.
Utility services will soon be connected and groundworks will continue until the development is ready at the end of October.

10th June 2020 We’re pleased to say that we’re starting to re-open our construction sites as the coronavirus lockdown eases. We’ve re-opened our site at Sugden Way in Barking, East London where we’re working with regeneration company BeFirst to deliver affordable housing for the London Borough of Barking and Dagenham. We’ve recommenced groundworks for a café for Aspire Defence Ltd at MOD Larkhill on Salisbury Plain and we’re back on site in Bridport where we’re completing an office complex for Dorset County Council’s highways department. We’re also starting a number of new construction projects across the south of England. “Like many construction companies we closed all our sites when the national lockdown was first announced in March,” said Managing Director Steve Chivers. “In line with Government guidelines we are now re-opening these sites and getting back to work while always prioritising the health and safety of our staff, suppliers, contractors and local residents.” We’ve produced our own COVID-19 Site Operating Procedures to sit alongside and enhance the guidance issued by the Construction Leadership Council and the Government. The procedures set out Rollalong’s approach to safely operating construction sites to prevent the spread of COVID-19 and include measures such as:- providing hand sanitising stations around site
- providing COVID-19 induction training to all personnel
- displaying signs on hand hygiene and social distancing
- reducing seating in offices and canteens to maintain social distancing
- enhanced cleaning regimes for commonly touched surfaces
- meetings to be held outside where possible
- staggered breaks to reduce the number of people using the canteen
- one-way system for pedestrians to prevent people crossing

On Thursday (6th February) our team welcomed managers from the Orbital South Colleges to our Sugden Way site in Barking hoping to inspire the next generation of construction apprentices.
At the end of January we installed the modules which will make up 13 new homes in Barking in just six working days.
Business development managers from the college group visited Sugden Way to preview the new modular instillation and gain an in-depth understanding of how modern methods of construction (MMC) are manufactured, delivered and installed.
East Surrey College and John Ruskin College, both within the OSC group, are a major provider of construction apprenticeships in the South East.
Both colleges are looking to introduce two new apprenticeship standards within their current construction courses, to include modular construction, by offering a course in Construction Assembly and Installation.
Daniel Newcombe, our Safety, Health Environment and Quality Manager, said: “Hearing of both colleges’ new plans to introduce these additional courses as apprenticeships is really exciting for the industry.
“It’s incredibly important to support the colleges within the surrounding areas that are looking to introduce MMC within their courses by helping them develop these standards.
“Last week was also National Apprenticeship Week and we’re delighted that Rollalong has been able to play a part by helping these colleges consider offering apprenticeships in Construction Assembly and Installation.”
Once completed, Sugden way will house two developments of spacious, energy-efficient homes in a four-storey apartment block that will hold 13 individual apartments.
These modular developments will assist in combatting the shortage of housing within the borough by approximately halving the time of traditional construction methods.

The sun was shining to welcome the delivery of the first modules to the Sugden Way development in Barking yesterday (21st January 2020).
We’ve been appointed by Be First, the London Borough of Barking and Dagenham’s pioneering regeneration company, to design and build 19 modular homes for the from our 11-acre manufacturing and head office site in Dorset.
On Tuesday the first modules were lifted into place as work continues to provide affordable accommodation for the council.
Our Managing Director Steve Chivers was in Barking to see them arrive.
“I was very proud to see the initial delivery of modules to the site,” said Steve. “This is a very exciting project which will provide a range of high-quality, affordable housing for people in Barking and Dagenham, and we’re very pleased with progress so far.
“There is a shortage of housing in the borough and our modular alternatives to traditional construction offer a real opportunity to address the shortfall in approximately half the time.”
Tom Mather, Construction Director at Be First Regeneration Ltd, added: “I am delighted with the pace and delivery of the project to date and looking forward to aligning our model to utilise standard designs to deliver our housing needs at speed,” said Tom.
“By using a volumetric product we are able to adopt a standard set of designs to deliver repeatability and drive efficiencies.”
